The applicant is proposing to construct a total of 14 lots on the R10 lot. Lots 1, 12, 13, 14 are subject to a Riparian Area Setback. Section 7.4.2 of the Zoning Bylaw specifies that where a lot abuts a watercourse the leavestrip shall not be included within the calculation of lot area. The reduction of the leavestrip will make these lots viable. A RAR report has been provided with the recommendation for the reduction. This is a multi-phase project (2 phases) on both 374 & 360 Westwood Road. |
