Understanding the Property Tax Notice

The property tax notice includes important information about property, tax amounts, and payment details.

 Jurisdiction - Taxing authority (250 = City of Nanaimo)

Folio/Roll = Unique number assigned to the parcel (also the tax account number)

Access Code: Unique code used to register the account online through MyCity

Property Address: Civic address of the property for which the Tax Notice is for

PID: Legal parcel identified

Taxable assessment. This is the value used to calculate the property taxes.

Tax Rates for each entity outlined on the notice applied to each $1,000 of taxable assessment. 
Total gross property taxes levied (Taxable Assessment / $1,000) x Tax Rates.
Reminder to claim the Home Owner Grant with the Province of BC annually, if eligible. 

Total Taxes Due after adjustments such as prepayments. 

The three columns shown on your bill reflect different situations related to the Home Owner Grant (HOG):

  • Column A shows the total amount payable if you are not eligible for the Home Owner Grant.
  • Column B shows the total amount payable if you qualify for the regular Home Owner Grant (owners under 65 who do not qualify for the additional criteria).
  • Column C shows the total amount payable if you are eligible for the additional Home Owner Grant (for example, if you are 65 or older or meet other qualifying criteria).

If applicable to your tax account, this section will reflect any of the following:

- Prepayments such as Pre-Authorized Withdrawals (PAWS) including any interest earned on the prepayments. If you are enrolled in the PAWS program, the May and June installments are reflected in this total. 

- Arrears and Delinquent taxes plus interest calculated to the tax due date.

- If you are enrolled in automatic renewal for the tax deferment program the amount you are deferring will show here as a credit.

Tax due date and penalty dates. 

Other important messages related to properties sold at tax sale, enrolled for deferment or properties where the mortgage company has been notified of the taxes outstanding are shown here if applicable.
