Tax Due Dates, Penalties & Interest

Property taxes are billed once a year around mid-May and must be paid by the annual due date to avoid penalties and interest. Even if you are applying for a provincial program or awaiting updates to your account such as a supplementary by BC Assessment, payment deadlines still apply.

Property Tax Due Date

Property taxes are due on the first business day in July after Canada Day. The due date is shown on the property tax notice.

  • Payments must be received by the due date
  • Bank processing times, weekends, and holidays can cause delay
  • Payment deadlines apply regardless of the payment method used

💡Paying early or setting up pre-authorized payments can help avoid missed deadlines.

Penalties on Late Payments

A penalty is applied to unpaid current year property tax balances immediately after the due date, as required by legislation.

  • A 2% penalty is applied at the end of the day on the tax due date
  • An additional 8% penalty is applied at the end of the day on the last business day of August
  • Partial payments do not prevent a penalty from being applied to the outstanding balance
  • Penalties cannot be reduced or waived
  • Unclaimed Home Owner Grant amount is subject to a penalty

Interest on Unpaid Taxes

In addition to penalties, daily interest is charged on arrears and delinquent taxes.

  • Arrears: outstanding tax balances from the prior year at January 1, unpaid user rates charges or other charges transferred to taxes on January 1.
  • Delinquent: outstanding tax balances going back three (3) years.

Rates are set quarterly in accordance with legislation and interest continues to apply daily until the balance is paid in full.

Payment Responsibility During Property Sales

If a property is bought or sold, property tax payments and adjustments are typically handled through the buyer's and seller's lawyer or notary as part of the sale process.

Buyers and sellers should confirm who is responsible for paying the taxes and how adjustments will be managed.

Timeline

Paying property taxes on time helps avoid penalties interest, and potential Tax Sale.

Mid-May

Tax notices are mailed, emailed to those enrolled for e-billing and made available online through MyCity.

A penalty of 2% is applied to any current year unpaid balance.

Properties with three (3) years of outstanding unpaid taxes are offered for public auction, as required by legislation.
