Application Description:	Section 6.6.4 of the “City of Nanaimo Zoning Bylaw 2011 No. 4500” specifies that an accessory building shall not be permitted within the front yard setback, as established for principal buildings within the applicable zone. Section 7.5.1 sets out minimum required front yard setback for a principal building. Section 7.5.7 specifies that where the principal use is a single residential dwelling in the R5 zone, the minimum required setback from the property lines shall be as specified within the R1 zone. The applicant requests a variance to reduce the minimum required front yard setback from 4.5m to 3.0m to allow the construction of an accessory building with secondary suite. This represents a variance of 1.5m.
