Application Description: Section 6.6.4 and Section 6.6.5 of the “City of Nanaimo Zoning Bylaw 2011 No. 4500” specifies that an accessory building shall not be permitted within the front yard setback, as established for principal buildings within the applicable zone and shall not exceed the maximum height of 4.5m. Section 7.5.1 of the Single Dwelling Residential (R1) zone requires a minimum front yard setback of 4.5m.

The applicant requests a variance to reduce the minimum required front yard setback from 4.5m to 1.7m and to increase the maximum height from 4.5m to 4.95m to allow the placement of a prefabricated recreational vehicle shelter with a roof pitch less than 6:12. This represents a variance of 2.8m and 0.45m, respectively.
